The right roof for a Toronto house depends on what's already there. Post-war bungalows in Scarborough and Etobicoke usually take a straightforward asphalt shingle replacement, and the main question is what we find on the deck once the old layers come off. Older semis downtown, in Leslieville or High Park, often carry a low-slope section at the back and a steeper front — two systems on one house, both of which have to be right where they meet. Newer infill and rebuilds in North York tend to have more complex geometry: valleys, hips and skylight curbs where most premature failures start.
It starts with the owner on your roof, not a quote from the driveway. We strip to the deck, replace any soft or rotten sheathing, install ice-and-water shield along the eaves and valleys, underlayment over the rest, and new flashing at every chimney, wall and vent. Then the shingles or membrane go on. You get an itemized quote before any of that happens, so the number you see is the number you pay unless we open the roof and find something neither of us could have seen.
Replace rather than repair when shingles are curling or shedding granules across the whole roof, when there's more than one leak, when the roof is past 20–25 years, or when a previous owner layered new shingles over old. A repair on a roof in that state buys a season, not a decade.
