A roof replacement in Erin Mills or Meadowvale usually means dealing with two layers: the shingles you can see and the original 1970s or 80s roof under them. Two layers hide the deck, add weight, and are where the previous roofer skipped the flashing — so on these houses the job starts with a full tear-off and a real look at the sheathing. Malton is similar with a few more flat sections. In Port Credit and Streetsville the houses are older and steeper, with original chimneys that have to be flashed properly and sometimes repointed before the roof goes on. On the big treed lots in Lorne Park and Clarkson, moss and debris have often rotted the deck at the eaves and in the valleys, and that gets replaced.
The owner looks at the roof, the attic and the flashing before writing an itemized quote. On the day, both layers come off to the deck. Soft or rotten sheathing is replaced — on treed lots that's a real line item, not a formality. Replace when granules are washing into the eavestroughs, when tabs are curling or cupping on the south slope, when there's already a second layer on the roof, when you've had leaks in more than one place, or when the roof is past 20 years. On a two-layer roof, a repair is a patch on a patch.
No, and no one should. Two layers is the maximum the code allows, and even that hides deck damage and shortens the new roof's life. We strip to the deck. It costs more in disposal and it's the only way to know what you're building on.
