Drive through Vellore Village, Sonoma Heights or the newer parts of Maple and you're looking at subdivisions finished between the mid-1990s and the mid-2000s. Builders used the same three-tab or early architectural shingles on thousands of houses, and those shingles are now 20 to 30 years old. The first signs show up together: granules in the eavestroughs, curled edges on the south-facing slopes, a leak at a bathroom vent. Woodbridge and the older core of Thornhill are different — 1970s and 80s houses on their second roof, sometimes with the original layer still underneath. Kleinburg is different again: large custom homes on estate lots, with steep pitches, long valleys and roofs that take real planning to work on safely.
Vaughan sits on open ground north of the city, and the wind gets a run at it. Storms that cross the 400 corridor lift shingles on exposed corner lots and along the ridge of two-storey houses, and once a tab lifts the ones beside it follow. Winter is the other half: snow loads on the wide, low-pitch roofs common in the 90s subdivisions sit for weeks, and the thaw in March pushes meltwater back under the eaves where the ice-and-water shield often was never installed in the first place. Attic ventilation on many of these houses was done to the minimum, which shortens shingle life from the inside.
When one of these roofs fails, the water often finds the same path into the house that the builder's grading left for it — down the wall and into the basement on the low side of the lot. We handle the roof, the flashing, the masonry and the foundation, so if the wet basement turns out to be the roof's fault, or the reverse, it's one crew and one quote. At 20-plus years on a subdivision roof, a repair usually buys you a year or two, not ten. If the shingles are losing granules across the whole roof, if the edges are curling, or if you've had more than one leak, replacement is the honest recommendation.
