A replacement on a 1950s Alderwood, Eatonville or Rexdale bungalow usually means two layers of shingles over a plank deck — and the planks have gaps, sometimes rot at the eaves, and were never meant to hold modern shingles without sheathing over them. Mimico, New Toronto and Long Branch add the flat-roofed rear section that has to be replaced at the same time and tied in properly. The Kingsway is a different job: steep pitches, dormers, original chimneys that need repointing before flashing can go in, and a deck that may still have cedar under the asphalt. And the rebuilds going up across Sunnylea, Long Branch and Humber Valley have roofs with valleys, hips and skylights — more flashing per square than the bungalows they replaced.
The owner walks the roof and the attic and writes an itemized quote from what's actually there — layers, deck, chimney, flat sections, flashing. On the day, every layer comes off. Plank decks are sheathed over; rotten sheathing at the eaves is replaced. Ice-and-water membrane goes along the eaves and the full length of every valley, synthetic underlayment over the rest. Chimneys get new step and counter-flashing cut into the mortar, not stuck to the brick. Then architectural shingles nailed for wind — the south end of Etobicoke gets the lake storms first — ridge vent, and open soffits so the attic can breathe. Flat sections get a new membrane with fall to the drain and a proper transition into the sloped roof.
Replace when granules are washing into the eavestroughs, when tabs are curling or cupping, when there's already a second layer on, when you've had leaks in more than one place, or when the roof is past 20 years. On a bungalow with two layers over planks, a repair is a patch on a roof you can't see the bottom of.

Yes, and you should. The flat rear roof on a Mimico or New Toronto house is usually older than the shingles and the joint between the two is where the leaks are. We do both in one job and tie them together properly.
