Walk down a street in Roncesvalles, The Junction or Leslieville and most of the roofs you can't see from the sidewalk are flat or nearly flat. Many have been re-covered several times: tar and gravel, then a rolled product, then patches over the patches. Water on these roofs doesn't run off — it finds the lowest point and sits there, and the seams around chimneys, parapets and the neighbour's wall are where it eventually gets in. Rear additions and garages built in the 60s and 70s have the same problem on a smaller scale.
We start by finding where the water is actually entering, which is often not where the stain inside suggests. For a repair, that means opening the membrane at the failure point, drying the deck and bonding a new section into the existing surface so the seam is sealed, not just covered. For a replacement, the old layers come off, the deck is inspected and repaired, insulation is corrected if the roof has been holding water, and a new membrane goes on with the drainage falling toward the outlet — the detail most old flat roofs never had.
Repair when the membrane is otherwise sound and the failure is at one seam or one flashing. Replace when there's ponding that never drains, when the surface is blistered or alligatored across most of the roof, or when it's been patched so many times that no one knows what's under the top layer.
Because most repairs cover the symptom. If water is pooling, or the membrane has failed in several places, sealing one spot moves the leak, it doesn't end it. We look at the drainage and the whole surface before recommending anything.
