Almost every Westdale, Kirkendall and Durand house has had a flat-roofed addition put on the back at some point in the last hundred years — a kitchen extension, a sunroom, a second-floor bump-out — and the joint where that flat roof meets the original steep roof and the brick wall is where they leak. On the Mountain the flat roof is the attached garage or the carport, original to a 1950s or 60s house and never replaced. And the lower city — the industrial and commercial buildings east of downtown, along Barton and toward the harbour — is acres of low-slope roof where a blocked drain, a failed seam or a rusted-through curb means water in a shop or a warehouse.
We look at the whole flat roof: where the water goes, whether it ponds, how it meets the brick wall and the pitched roof above. On a rear addition, the transition is the job — new membrane run up the wall and counter-flashed into the mortar joints, and stepped into the shingled roof properly. A sound membrane with one failed seam gets a bonded repair. An original garage roof or a surface that's cracked and patched gets replaced: layers off, deck checked, tapered insulation for fall, new membrane, new edge metal. Repair when the surface is mostly sound and the failure is at one clear point. Replace when water ponds for days after rain, when the surface has gone brittle or alligatored, when it's been patched more than once, or when it's the original roof on a 60-year-old garage — that roof owes nothing to anyone.
