Walk down any street in Mimico, New Toronto or Long Branch and look at the backs of the houses: flat-roofed additions from the 60s, 70s and 80s on nearly every one, covered in whatever membrane was cheap at the time and patched over since. North of the Queensway it's the attached garage or the carport on a 1950s bungalow in Alderwood, Rexdale or Eatonville — original, never replaced, and leaking into the garage and the shared wall. West Mall and the older part of Humber Bay are townhouses and small apartment buildings under flat roof that a property manager sees only when a tenant calls about a ceiling. Then there's the lake: a flat roof in the south end takes wind-driven rain that finds every seam.
We look at the whole flat roof — where it drains, whether it ponds, how the edges were done and how it meets the sloped roof or the wall of the house. A membrane that's sound except for one seam or one flashing gets a bonded repair that becomes part of the roof.
