Walk any street in Erin Mills, Meadowvale or Malton and every second house has a flat roof over the attached garage — built in the 70s or 80s with a basic membrane that nobody has looked at since. It leaks into the garage, then into the wall between the garage and the family room. Rear additions and sunrooms added in the 80s and 90s put a second flat section on many of these houses, usually tied badly into the main roof. Mississauga also has one of the largest concentrations of low-slope commercial roof in the GTA — the industrial units in Malton and around the airport, the warehouses along Dixie, the plazas along Dundas and Hurontario — where a blocked drain after a lake storm or a failed seam at a rooftop unit means water in someone's ceiling.
We look at the whole flat roof, not just where the stain is: where it drains, whether it ponds, how the edges and the joint with the main roof were done. A sound membrane with one failed seam or curb gets a bonded repair that becomes part of the roof. An original 40-year-old garage roof gets replaced — old membrane off, deck inspected and repaired, tapered insulation to create fall where the builder gave it none, new membrane, new edge metal, and the transition to the shingled roof flashed properly.
