Almost every Vaughan foundation from the 90s onward is poured concrete, and poured walls crack in predictable places: vertically at the corners of basement windows, below the point where a beam pocket loads the wall, and wherever the wall was poured in two lifts on a hot day. Most of those cracks are shrinkage and don't move — but on the clay across Vaughan they let water through every spring. Lots that were built up with fill, common on the edges of Vellore Village and in parts of Kleinburg, add settlement to the picture. Older Woodbridge and Thornhill houses may have block foundations, which leak through the joints rather than at a single crack and need a different approach.
We inspect from inside and, where we can, from outside — the grading, the downspouts, where the lot sends its water. A single crack in a poured wall is injected from inside with a flexible resin that fills the full depth and moves with the concrete; no digging, done in a few hours. If water is coming through several places, or the wall is block, the reliable fix is exterior: excavate the section, clean the wall, apply membrane and drainage board, and put the soil back with the grade falling away from the house. Have the foundation looked at when you see a damp patch on the finished basement wall that returns every thaw, a crack in the unfinished utility area you can fit a coin into, efflorescence — white powder — on the concrete, or a musty smell that cleaning doesn't remove. A crack injected this year is a small job. A finished basement that's been wet for three springs is a renovation.

A shrinkage crack that hasn't changed width in years is stable — the question is only whether it leaks. A crack that's visibly wider than it was, or that runs horizontally or in a stair-step pattern, needs a look right away. We'll tell you which you have.
