Oak Ridges and parts of Jefferson were graded onto the moraine with imported fill, and fill settles. A poured concrete wall on a lot that's still settling opens a crack — sometimes vertical, sometimes diagonal from a window corner — that lets water in every spring and slowly gets wider. Bayview Hill, Rouge Woods and Westbrook sit on more stable ground, where the typical crack is plain shrinkage: vertical, narrow, and a water problem rather than a structural one. Doncrest and the older streets around Mill Pond often have block foundations, which leak through the mortar joints along a whole run of wall rather than at a single crack, and need an outside fix.
We inspect from inside and outside — the crack, whether it's moved, the grading, the downspouts, and on fill lots, signs of ongoing settlement. A stable crack in poured concrete is injected from inside with a flexible resin that fills the full depth; no digging, a few hours, and it moves with the wall through the seasons. A wall that's letting water through in several places, or a block wall, gets the exterior treatment: excavate, clean, membrane and drainage board, then regrade so the lot sends its water away from the house. If a crack is still moving, we say so — injecting a crack that's actively opening is a repair that won't last.
Have it looked at when you see a damp patch on a finished basement wall that returns every thaw, a crack you can fit a coin into, a crack that's wider at one end than the other, white efflorescence on the concrete, or a basement door that has started to stick. On a fill lot, a crack that's visibly wider than last year matters more than one that's been the same for a decade.
Possibly. We measure and mark the crack so it can be checked over a season. A crack that's stopped moving is injected and done. One that's still opening needs the cause addressed first, and we'll tell you honestly which yours is.
Usually. If the crack can be reached from an unfinished area or through a small opening in the drywall, an interior injection fixes it with minimal disruption. Exterior repairs don't touch the inside at all.
