Port Credit and Streetsville houses from the 1920s to the 50s sit on block, and some on stone, with no exterior waterproofing at all — it wasn't done then. Water comes through the mortar joints along whole sections of wall, and sixty years of settled grading sends every downspout straight to it. Erin Mills, Meadowvale and Malton are poured concrete, where the typical failure is a vertical shrinkage crack at a window corner or under a beam pocket that leaks every spring. Lorne Park and Clarkson have both — older houses on big lots where tree roots have worked at the drainage for decades. The clay under most of the city keeps water pressed against every one of these walls.
We look from inside and outside — the wall, the crack if there is one, the grading, the downspouts, where the lot sends its water. A single stable crack in poured concrete is injected from inside with a flexible resin that fills the full depth; no digging, a few hours. A block or stone wall letting water through its joints, or a poured wall leaking in several places, gets the exterior repair that actually holds: excavate, clean the wall, repoint if it's stone, apply membrane and drainage board, and put the soil back with the grade falling away from the house. Extending the downspouts is usually part of it, and sometimes it's most of the fix.
Have it looked at when the basement smells musty after rain, when there's a damp patch or white efflorescence on the wall, when a crack has opened that you can fit a coin into, when the floor drain backs up in spring, or when a finished basement wall feels cold and damp to the touch. In the old villages, a basement that's been "a bit damp" for years is one big storm away from being wet.
Yes. Damp in a 1930s block basement is water coming through the joints and the grading delivering it there. Exterior waterproofing and proper drainage stops it. It's the same fix that's kept the neighbours' basements dry after they had it done.
For a single crack in a poured wall, yes — interior injection, no excavation. If the whole wall is letting water in, or it's block or stone, the fix has to be from outside, and we'll tell you before anyone picks up a shovel.
