Not every Etobicoke roof needs replacing. A lot of them need one honest repair done properly — at the flashing, the valley, the vent, or the section the wind took. We fix that, and we tell you if the roof is past fixing.(416) 846-3797Or send the form and we'll call you back.

The repairs we do most in Etobicoke follow the housing. On 1950s bungalows in Alderwood, Eatonville and Rexdale it's a plumbing vent whose rubber boot has cracked, a valley where the metal rusted through, or a run of shingles the wind lifted on the exposed side. In Mimico, New Toronto and Long Branch it's the joint where a flat-roofed addition meets the old sloped roof — flashed with caulk thirty years ago and leaking ever since. In The Kingsway it's chimney flashing: step flashing that was stuck to the face of the brick instead of cut into the mortar, and a crown that's letting water straight down inside. On the treed lots of Princess-Rosethorn and Humber Valley it's moss that's lifted the tabs on a north slope and let water under.
The owner comes out and finds where the water is actually getting in — which on a roof is often not above the stain, because water travels along the deck before it comes through. Then the repair is done properly, not patched: a new boot on the vent, a new valley with membrane under the metal, new step flashing cut into the chimney mortar, the lifted section re-shingled and nailed for wind, the addition joint re-flashed with membrane run up under the old shingles. You get an itemized quote before anything starts. And if what we find is a roof that's finished, we say so — a repair on a roof that's done is money spent twice.
Repair when the roof is generally sound and the problem is at one point: a stain that appeared after one storm, a leak at a chimney or a vent, one section of lifted shingles, moss on one slope. Replace when the shingles are curling or shedding granules across the whole roof, when you've had leaks in more than one place, or when the roof is past 20 years and on its second layer. We'll tell you which yours is.

Yes, if the rest of the roof is sound. We re-shingle the damaged area, match the shingle as closely as the age allows, and nail the new section for wind. On an older roof we'll tell you honestly whether the repair will hold or whether the wind just showed you the roof is done.
Usually a repair, and a common one in Mimico and Long Branch. That joint needs proper step flashing and membrane run up under the sloped roof, not caulk. Done right it stops. If the addition's flat roof itself is failing, that's a separate conversation.
Yes. Chimney leaks in The Kingsway and Sunnylea are usually flashing that was surface-caulked, or a failed crown. We cut new step flashing into the mortar joints and repair or rebuild the crown as needed. It's masonry and roofing in one visit — we do both.
