The Kingsway, Sunnylea and Humber Valley have the chimneys that need the most work: tall 1920s to 40s brick stacks built for coal furnaces, with a hundred winters of freeze-thaw in the mortar. The crown cracks, the top courses spall, the mortar washes out, and water goes straight down inside the brick — it shows up as a stain on the ceiling beside the fireplace, not on the roof. We look at the whole chimney, top to roofline, from up close. A sound stack with washed-out joints gets repointed — old mortar ground out, new mortar matched to the original in colour and hardness so it doesn't crack the brick. A failed crown is rebuilt or replaced so water sheds off instead of into the flue. Spalled top courses come down and go back up in matching brick. Then the flashing: new step and counter-flashing cut into the mortar joints, the way it was originally done, not stuck to the face of the brick with caulk. An abandoned chimney can be capped or taken down below the roofline and roofed over, which ends the problem for good.
