Almost every 1950s bungalow in Alderwood, Eatonville, Rexdale, Islington and Princess-Rosethorn sits on a concrete block foundation with nothing on the outside of it — that's how they were built. Water comes through the mortar joints along whole sections of wall, every spring and after every heavy rain, and the lot's grading has spent decades settling toward the house. Mimico, New Toronto and Long Branch are older still, some on block and some on poured walls that were never waterproofed either, on lots that sit low near the lake. The rebuilds across Sunnylea and Long Branch have modern poured walls, but they're often finished basements on the first day, so a single crack becomes a ruined floor.
We inspect inside and outside: the wall, the joints, the grading, the downspouts, where the lot sends its water. A block wall letting water through its joints gets the fix that holds — excavate the section, clean the wall, apply waterproofing membrane and drainage board down to the footing, and put the soil back with the grade falling away from the house. Downspouts are extended so the roof's water isn't delivered to the wall. On a poured wall with a single crack, an interior injection may be all it needs, and we say so. Finished basements are worked around, not torn out, whenever the fix is from outside.
Have it looked at when the basement smells musty after rain, when there's a damp line along the bottom of the wall, when white efflorescence shows on the block, when the floor is wet in the same corner every spring, or when you're about to finish the basement and want to know it'll stay dry. A block wall that's been a bit damp for years is one big storm from being wet.
Yes. Water gets in through the block joints, and the settled grading keeps feeding it there. Exterior membrane, drainage and regrading stops it — it's the same fix that's kept the neighbours' basements dry after they had it done.
